I'm on it. Got the excavator bringing in fill this week-end. Should start construction the second week of Nov.


Ric, It woudln't surprise me if they don't have a department just for that. They have one for everything else.

Made a little more progress. All the fill is in, graded, and ready to go. Contractor will start Monday. Temperory power pole is set, power hooked to it, portable toilet is on the job-site. Gate is done too.

Congrats ,better to deal with a contractor anytime than the govt .At least you can fire the contractor if you need to.

Sure. Where are you at in Fl? The guy that did the final grading asked if he could deer hunt on my property. He set up a trail-cam, but I haven't heard back from him about what he caught on it. I'm in the Northern part of Citrus County, Dunnellon.

I thought you were in some kind of gate community or some kind of neigborhood association that was trying to stop you from building. Is it leagal to hunt around your area? The last thing you want to do is have someone shoot the pet deer in your area.

That was last year. I had 3 acres that was in a HOA. The guy had 350 acres that he sub-divided into smaller parcels, some 5 acre, some 10 acre, some 20 acre, and the small 3 acre lots. I wanted to build basically the same thing on the 3 acres that I am building now. The HOA didn't think I needed that big of a garage. We ended up going the legal route. They finally decided that I could in fact build what I wanted. They said the building was too tall, but the Covenants of the HOA say you can't store a motor-home outside. I had to show them the actual dimensions of a MH and had to make them understand that you can't put an 11' foot high vechile in a garage that is only 10' tall. But, after finding out what a bunch of ass-holes a HOA can be, I wanted no part of them. So I sold that property and bought the 20 acres I have now. It is very secluded. There is wildlife galore on the 20 acres. I'm only about 1/8 of a mile from where I was before. I had no idea the power that a HOA has. They can tell you what color your roof can be, what color siding you can have, what landscapeing you can have. I researched Section 7.20 of the Florida code extensively, which deals with HOAs, and was shocked at how many rules they can put in place and enforce. My brother was the first one to buy property in there, I was the second. All the members in the HOA bought years after we did. The HOA rules consisted of 11 rules when we bought. After the millionaire lawyers bought property, they made new rules. The rules now consist of a book that is a half an inch thick, with all kinds of legal mumbo-jumbo. They actually did me a favor, as the 20 acres is a million times nicer property.

I agree, I won't live where they have an HOA either. My wife found a house she loved that had one, but I couldn't even have a car trailer at the house and they had to approve the color of the house. Glad you found a place you can enjoy and do what you want.

It is so sad that society is telling you what you can do on your own property. I understand that it is supposed to make sure that the neighborhood stays nice. But sometimes it just goes too far.

Interesting building process. Looking good and at 14 feet a lift could go in there no problem. Are you plumbing for a bathroom?

Yes on the bathroom. I'll put a 3/4 bath in the shop, two full baths in the house. There will be a 6' whirlpool tub in one of them.
They do all the roof framing that is possible on the ground, then use a crane to set the trusses. I've never seen it done that way, but they build a bunch of these post and beam buildings that way. Doug says everything that they have done so far looks very good. He is real picky too, so that is a good sign. So far, they are ahead of schedule.

Use of a crane for the trusses is very common here in FL. My family's construction company used to "stick build" everything by hand up in the northeast.

Looks great so far, hope things keep moving. The weather has been decent.

Okay, now it makes sense. I thought that roof line looked a little low. So what's the schedule look like for having it roughed in? Looks like they're moving along pretty good.

I talked to the building inspector for the County today. I had a few questions about the plumbing code, as I found conflicting info on the State site and the County site. Turns out the County has it's own set of rules and those are the ones I need to follow. The inspector has been out to the job-site twice, not for inspections, but because I asked him to have a look at the Contractors work. He is impressed so far, says they are being pretty meticulous about everything. He said he tried to find something to make him think "where in the hell did he find these clowns"? Couldn't find anything, which makes me feel pretty good about the crew.
Carpool, that's the way we build up here too. I've set some trusses that were downright scary to flip into position. The shop I have here is a two story and we set these with a flipper pole. Hang on!! Here she comes!!!
Hank, I don't have a solid date for completion. The crew will do the shells only, then Doug and I will do the rest. I may have the HVAC done by a friend of mine, will have to see what his time frame is. I plan to go back down right after the first of the year to do the plumbing and electrical ground work. When that is done and inspected, the concrete guys go in. I want to get the well and septic done after that. Then I can take my time. I don't want to be down there working in the summertime. Too hot and muggy for me. Remember, I'm a cave dweller.

First off there is a issue with only a 3/4 bath in the pole building. If Hank and I come down in his motorhome there needs to be power on the pad that we park his motorhome on, and I'm sure we will not be allowed in the house, so I think it would be a good idea on your part to have a full bath with a outside entrance from the motorhome pad. I have attached a few pics of what I'm thinking for the bathroom.
