Productive Weekend
 

The weather finally was dry this weekend and the beach house project moved ahead finally. Was able to get the sub floor down and insulated and frame the walls. Should have it sheeted by tomorrow and start on the roof before the rains get here on tuesday.

You can sleep comfortably knowing that HD is going to keep that room from falling down LOL ..... I see the Simpson lobbists are strong in your state also!

You should see theSimpson ties used down here in the 160 mph wind code. But we dont use 2X6 for walls. I guess you need more R value in your walls up there.

Average temp is 50 degrees, but code here is for 2x6 walls to meet the R value and for 2 story house. This room is only one story and is a laundary room. I have to use the simpson tie downs for this room, and also on the rafters but the rest of the house does not have them. It's like building a shed onto the house that will stand and the rest of the house will blow away. This house has been here since 1947 and has weather many storms and has not fallen down. This house will be brought up to code a little at a time in this project.

Guy across the street just added a 38'x20' addition on the back of his house. You would be amazed at what he went through to meet the required R value of the addition. Don't think he had to use the tie downs but not too many houses blow down around here.

Simpson Strong Ties. Metal brackets nailed to the top plate and studs, top plate and roof trusses, studs and bottom plate. Basically designed to keep it all together in extreme winds. Much more secure than just a nailing them together.
