You're right when you say the law usually favors the tenant. A co-worker walked away from a very nice house, let the bank take it. After several tenants destroying the place and non-payment it got to the point it wasn't worth it. He had a management company too but it didn't help. Landlords have some rights but they are limited and can take an ungodly amount of time to enforce them. Long enough that you can be left with something worthless and haven't even been able to collect the rent to recover some of your loses. The laws vary from state to state but usually don't favor the landlord.
