Looking good Ray. Never seems to be enough time for all the projects we start but feels good when things come together.

Thanks,

Here's the old back

And the new, which now has an overhang on the roof. Same with the front.

Down putting new sub floor in the bedroom. Building two pony walls to hold the upstairs floor joists so I can drop a bearing wall next weekend when I put up a 260 lb steel beam in. After that finish leveling the floors in the kitchen and living room and rip out the old floor and put in the new sub floor. Onto finishing the wiring for the rest of the house and insulate before winter gets here. Not sure what to do in my spare time.

First time I've seen the house at night. Just got all the lights working

Loaded up the trailer at 5:30 am Saturday morning and headed for the coast to install a 260lb beam. Also a material lift on board to save the back.

Took about 6 hours to get it in place with the help from my son and a friend. Glad we had a material lift to help hold it in place to line up all the floor joist hangers.

Wife using a table to see how big of an island she wants now that the bearing wall is gone. Still have more floor to tear up and finish leveling the floors.

Wish the neighbors would fix theirs up. Most are rentals around us and don't do much to them. The one next door to us is for sale, but for what he is asking (way to much) it's going to need the same thing done to it as ours did. This build has way surpassed what I put into the car.

Guess I can build a elcamino or something done the road. Better thought a boat to go in the garage at the beach house so I can go fishing and crabbing.
